Landlords, are you ready for the new repair responsibilities?

Landlords are being made aware of the changes to the Section 21 regulation of the Housing Act 1988, which is the notification a landlord can give to a tenant to regain possession of a property at the end of an Assured Shorthold Tenancy.

Reeds Rains is highlighting to landlords that failure to follow the correct process for managing repairs could impact on their ability to serve Section 21 notices.

Reeds Rains estate and lettings agents is providing reassurance to landlords and tenants that their system is already in place so that evidence of compliance with the new prescribed repairs process can be easily produced if required.

Hannah Davis, area lettings director for Reeds Rains explains: “At Reeds Rains we have a genuine interest in our landlords which is why we provide them an effective way to manage their properties online. This is done through the Landlord and Tenant portal which allows landlords to check the current circumstances of their let online, with information readily available about any maintenance issues that are raised.

For example, if a tenant has a maintenance issue with their property, they can log into the portal online and record the details of the issue which will notify the landlord. This allows the landlord to quickly arrange a time to resolve the issue while keeping the tenant up to date through the progress. It provides greater transparency for all concerned with separate access available for both the tenant and the landlord.

Overall, the portal helps landlords and tenants by being able to access this information 24/7 so they are seeing the full picture which provides them with a greater understanding of their particular position.”

If you would like to find out how Reeds Rains can help you as a landlord or a tenant, and any regulatory requirements visit to find your local branch.
