Jeremy Knight – I’m really pleased to be part of the Reeds Rains family.

Jeremy had been an estate agent since 1979 and, having worked for small and large corporate agencies decided, in 2005, to become a franchisee of Halifax Estate Agents which was subsequently bought by Reeds Rains parent company, LSL Property Services plc, in 2010. It was then that the true benefits of being a franchisee really revealed themselves as Jeremy explains:

 “Having been involved with corporate agency for some time I suddenly decided that I wanted to walk away from the monotony of management meetings, unending internal emails and the general constraints of working for someone else - and turned to franchising as a way to do this.

Coming to Reeds Rains has meant I’ve not only been able to invest in a great brand but I’ve also been able to draw on their expertise in numerous areas.

Over the last year or so, for example, there has been impressive investment in IT and marketing which I have directly benefited from as well as the audits they perform which help me enormously in ensuring that I am operating in a compliant way but also providing help and support when needed.  

Services on offer through Reeds Rains are well delivered and fully supported which means for me, as a franchisee, they are relatively easy to sell and also benefit from strong branding which, in itself, is a bonus. It makes me feel as though I’m part of one big organisation rather than ‘just a franchised branch’ which is a really good feeling.

Stuart Macadam - I was influential in creating Reeds Rains franchising.  

Stuart started his career in 1988 working for Natwest Bank and progressing through the ranks but it was in the late 1990s, when banking was going through big changes, that he decided to look for an alternative industry that would continue to keep his interest in financial services alive - in good and bad times - and when he turned to estate agency. 

Stuart explains:

“People will always need to buy, sell, rent etc. so I thought estate agency would provide me with the perfect route to progress my career and draw on the skills I’d developed over the years. And it was Reeds Rains that provided me with the chance to do that.

I wanted more from my career – and it was me who suggested Reeds Rains franchising

As a mortgage advisor I initially worked in North Wales before moving to Chester and while, over the 15 years I was there, I established myself as the top performing mortgage advisor and won many awards as a result, I started to feel I wanted more from my career.

It was then that I enquired as to whether Reeds Rains had ever thought about franchising and, as they say, “the rest is history” with Reeds Rains franchising launching shortly afterwards. It could be my claim to fame that I was the instigator behind all of this.

It’s been tough at times – but definitely worth it

To cut the story short I reserved a territory in 2005 and opened the, then, Ellesmere Port branch in 2007 with three staff and my wife and I working hard to keep the wheels turning. It was a tough few years with the economy conspiring against us but in 2012 the lease on our premises in Ellesmere Port ended and we were able to relocate to Little Sutton, which is a village 2 miles away from Ellesmere Port, where we could benefit from cheaper rent, rates etc. This is where we are to this day. We hope to open another branch within the next 12 months somewhere on the Wirral.

It gives me the ability to work the way I wish to.

The benefit that being a franchisee gives me is the ability to work the way that I wish to work and implement the many successful estate agency practices that I learnt from some of the best managers during my employment with Reeds Rains. Some of these practices are now no longer viewed as being the way to do things but, believe me, they work. The future is also in my hands. My income and that of my family is based on the effort that we put in.

During the bad times I do believe that the Reeds Rains name has helped us get to where we are today. Should we have been a ‘one man band’, the effect from the recession may have been a lot more pronounced.

My future aspirations are to open a small chain of branches on the Wirral and hope, with Reeds Rains support, I will achieve this.”

Andrew Bailey

Andrew Bailey was originally a franchisee of Halifax Estate Agents before, in 2010, it was acquired by Reeds Rains parent company, LSL Property Services plc. It was at the time that he chose to stay with Reeds Rains and take advantage of the opportunities it presented and, as he explains, he is glad he did:

“I think being part of Reeds Rains simply provides the reassurance that you’ve always got a ‘go to’ place you can get support from and simply take the pressure - and the headache - off  whether you need help with IT, marketing, legal or just the services you offer.

It’s been worth its weight in gold.

My background, for example, was very much residential sales but with the support and encouragement of the Reeds Rains Franchise Operations Director and the background support of training, marketing, legal etc., I’ve now been able to develop a letting service too and, as a result, are reaping the benefits of the advice they gave.

 It really has been worth its weight in gold. I can now rely on a regular income stream because of it, satisfy more customers with their property needs – which makes my agency more appealing - and have the advantage of a dedicated and highly experienced Lettings Centre available should I or my customers need it. It’s great.

 And there’s more.

As well as a very lucrative lettings income I am also able to offer my customers a mortgage service –benefiting from the commission this brings but without the responsibilities, worry and cost of employing a mortgage advisor myself. Reeds Rains do all that and I simply provide a space in branch for them to operate - it’s that easy. And, of course, there are many other additional income streams - including conveyancing, for example - I can benefit from by being part of Reeds Rains which add to my annual income and add to the ‘one stop shop’ approach that many customers like.

 It takes the pressure off compared to setting up alone

Overall I’d say that, for an experienced estate agent who is looking to own their own business, Reeds Rains Franchising could provide the solution and  could take the pressure off compared to ‘going it alone’. You won’t have the problems often associated with finding premises, setting up IT systems and a website, for example, because expert support is available to help to you and, of course, you’ll be working with an established nationwide brand that immediately puts you ‘on the map’.
