1. Rent Protection

100% of monthly rent for up to 12 months of the contract (subject to a maximum amount of £35,000) if your tenant defaults until vacant possession is obtained, or your property is re-let (whichever is sooner).

2. Legal Expenses

  • Up to £15,000 of legal expenses paid for costs arising from regaining possession of your property from a tenant (providing there are rent arrears or the tenant has failed to vacate the premiises at the end of a tenancy agreement).

3. Alternative accommodation

  • If you wish to move into the property then the cost of accommodation for you and your family (up to £100 per day) is paid for up to 30 days if your tenant has not vacated by the agreed date and the rental account is in arrears.

4. Squatters

Up to £15,000 paid to evict squatters who have gained unlawful access to your property.

5. Automated claims

  • We will identify when a claim needs to be made - we automatically process for insured losses in the event a tenant does no pay rent. You need take no action and we will even pay out whilst legal proceedings are in force.

6. A safe pair of hands

  • The policy is provided by Aviva, one of the larges insurers in the UK.
