
Rent protection and legal expenses insurance
The Renters’ Rights Act has changed how landlords regain possession of their property. Under the new legislation, resolving rent arrears is likely to take longer, leaving unprotected landlords exposed to ongoing costs whilst the tenant remains in the property.
With 45% of landlords experiencing rent arrears, Rent Protection and Legal Expenses Insurance can take worry away.
- 100% of rent for up to 15 months of the contract (subject to a maximum amount of £50,000) if your tenant defaults until vacant possession is obtained, or your property is re-let (whichever is the sooner).
- Up to £50,000 of legal expenses for costs arising from regaining possession of your property from a tenant (providing there are rent arrears or the tenant has failed to vacate the premises at the end of a tenancy agreement).
- We manage claims for you. This means that if the rent becomes overdue we will automatically process a claim on your behalf and credit your account - you don’t need to do anything. Should the claim escalate, we’ll continue manage it for you, including third parties such as bailiffs and legal representatives.

- Rent paid while you restore your property If there is damage to the property that must be repaired before the property can be re-let, then 50% of the rent will be paid for up to three months.
