Longer eviction notice periods planned for Northern Ireland renters

The Northern Ireland Executive has launched a public consultation that could significantly change eviction procedures in the private rented sector by extending the notice landlords must give tenants before asking them to leave. Under the proposed regulations, part of the ongoing implementation of the Private Tenancies Act (NI) 2022, private landlords may soon be required to give much longer notice periods depending on how long a tenant has lived in a property.

If the proposals go ahead, tenants who have rented for more than eight years could receive up to seven months’ notice before eviction, while those in place between three and eight years may be entitled to six months’ notice and shorter tenancies four months. This marks a substantial increase on current minimum requirements, which currently range from four to 12 weeks depending on tenancy length — and aims to give renters more time to secure alternative accommodation and avoid disruption.

Communities Minister Gordon Lyons has emphasised that the extended notice periods are intended to “greatly increase the security of tenure” for families and individuals renting privately in Northern Ireland. Around 130,000 households in the region’s private rental sector could be affected by the changes if they are finalised.

While exemptions will still apply in certain circumstances, such as significant rent arrears, serious anti-social behaviour, or where the landlord or close family intends to occupy the property, the consultation reflects a growing focus on longer-term security for renters.
