The best months to list your property for sale in revealed

At the start of 2024, there have been more buyers contacting their estate agents about purchasing a new property for sale than there were at the start of 2023.

With an increase in potential buyers taking action, 2024 could be a great year to finally sell your property.

Timing the market can be difficult, especially as certain times of year can be better to list your property in.

Rightmove have recently analysed their property data to figure out which month is the best to list your property for sale.

Which month is best to sell your home in?

Thanks to Rightmove’s huge catalogue of property data, they’ve been able to analyse data from millions of properties that have been listed for sale from 2012 to now.

According to Rightmove, the best month to list your property for sale in is February, closely followed by March.

This is because, on average, a property listed for sale in February will sell quicker than a property listed in any other month.

It took just 51 days for properties listed for sale in February to find a buyer, and 52 days in March. In comparison, the average time it took for a property for sale to find a buyer in December 2023 was 71 days.

Furthermore, 66.4% of properties listed for sale in February reached sale agreed, the highest percentage for the year. March is close behind with 66.3%.

The April buyer rush

April is also a great time to get your property on the market. Last year there was a rush of eager buyers in April, with property listings getting 22.8% more views than usual during the period between the 14th and the 20th.

On average properties listed in April 2023 also sold nine days sooner, which is significant given the current average time to reach sale agreed.
