Crossgates has transformed over the years from a village to the east of Leeds with few amenities to a bustling commuter town with an excellent range of local facilities, easy access to major commuter links a well serviced train station and easy access to Leeds city centre has helped the area to become popular and seen many people moving from far and wide into the area.

Both the sales and lettings market in Leeds has shown its strength over the past few years by out selling the neighbouring postcodes. The properties in the area are varied with many new builds, detached houses, semi-detached houses and terraced houses spanning many decades and styles. New low-rise flats have been built opposite the Crossgates Shopping Centre and apartments are being sold and rented at very good prices. Austhorpe Road and the areas surrounding Marshall Street are made up largely of Victorian through terraces which tend to sell very quickly. There are some upmarket Victorian villas around Tranquillity Avenue and the 1930's semis of the Manston area are also very popular. Prices can vary from street to street with certain areas drawing the crowd but currently a 5 bedroom detached farmhouse with land would expect to achieve around £800k, a well presented three bedroom family semi would attract offers between £160-£190k and a mid-terrace with two bedrooms would demand £125k plus from a first time buyer or investor.

Crossgates and Leeds 15 is very family orientated, with good schools, great amenities and an average age of 38 across the whole area. Manston Park offers an attractive outdoor amenity with football pitches, tennis courts; children’s play park and a bowling green. Crossgates offers longevity to home owners with many staying in their family homes until they are ready to downsize or move because of work. The percent of homeowners matches the UK average but anyone wishing to buy to let or let to buy will find the property attracts good tenants very quickly.

Crossgates has a very interesting history and has proven to be a rather sought after location for both business and residence for many years.  The most recent claim to fame would be the demolition of Gas Holder Number Two at the Crossgates Gasworks which made way for the shopping centre as some felt that Crossgates was badly lacking in amenities at that time. This led to the building of the Arndale Centre which opened its doors to the public on 21st September 1967 and was the first indoor American style shopping mall in England. The mall has recently been fully refurbished and now offers all that the 21st century shopper requires.

Jane Joyce senior negotiator at the Crossgates branch has lived in Crossgates for the past 15 years and hasworked at the Reeds Rains office for 8 years. Jane says: “I love the convenience of everything, the shops and the schools where I sent my two children it’s also very handy for getting to and from work”.

Crossgates’ popularity could be for many reasons including,  good schools, amenities but also for the wide array of property types including new builds on attractive estates, modern homes built circa 1980's, a wide range of the ever popular 1930's semidetached family homes, unique detached homes from many decades, Victorian terraces, semi-detached and detached residences and some large attractive Victorian Villas.

Certain streets demand a higher price tag, such as Tranquillity, The Drive and Marshall terrace to name but a few. Longevity of residents, along with a community/village feel, and homes to appeal to everyone create a dream location.

As one of Crossgates most popular estate and lettings agents, Reeds Rains offers a fantastic selection of properties to appeal to all buyers’ budgets, from first time buyers to people looking to up or downsize. We can arrange viewings of our properties and help our buyers make sure they are in the right area and property to meet their current and future needs.  Depending on budget and requirements our knowledgeable staff can pin point the best areas and discuss property and/location needs.  The area offers so much that we can look to help everyone who calls up or walks through our doors.

Within the Leeds 15 Postcode there are some areas that are extremely sought after, these include but are not limited to:  Colton Village which offers all shapes and sizes of modern properties from 1 bed flats to 6 bedroom luxury detached homes. Sherburn in Elmet which is a country village in LS15 which offers picturesque period cottages as part of its charm and Scholes which is also an attractive commuter village which attracts professional families into its fold.

Rental properties are snapped up very quickly in Crossgates and Leeds 15 with mostly family homes coming onto the market, a 3 bedroom semidetached home would attract a rental price of around £700pcm.  We also cover sales and rentals in Leeds 9 and Leeds 14 where rental properties are more abundant and offer a wider array of homes for our tenants at slightly lower monthly rentals.

Crossgates offer all the amenities any resident could need with Colton retail park offering a large Sainsbury supermarket, Next, Boots, Argos and eateries such as Harvester, Pizza Hut, Subway, KFC and McDonalds. Crossgates itself offers a range of high street names in the Arndale centre such as Peacocks, Wilkinsons, New Look and Superdrug alongside locally owned butchers, jewellers, bakers and haberdasheries.  Not far along the ring road in Leeds 14 is a large Tesco Supermarket and array of shops and towards Leeds into Leeds 9 is a large Asda. So, whether our local residents have access to their own vehicle or not, there are many diverse shopping opportunities accessible by car, foot or public transport.

Crossgates and surrounding areas offer many leisure opportunities for all, from John Smeaton leisure centre offering swimming, exercise classes and sports halls with group sports for all, Manston Crown Green Bowling Club is currently taking new members (Jan 2015) and there are many local team sports.  Crossgates also offers a well-stocked library for local residents.
