What fees can I expect to pay if I rented a property on or before 21st May 2019 with Reeds Rains in England?

During your tenancy

Contract negotiation, amending and updating terms and arranging for the signing of a further tenancy agreement.

Ending your tenancy

Check out fee (tenant’s share)

Attending the property to undertake an updated Schedule of Condition based on the original inventory and negotiating the repayment of the security deposit.

What fees can I expect to pay if I rent a property with Reeds Rains in Wales?

When you have decided to apply for a property to rent, Reeds Rains will provide you with a Tenancy Fee Declaration form. This form helps explain the next stages of your application and the fees due before you sign your Tenancy Agreement. The Renting Homes (Fees etc) (Wales) Act 2019 came into force on 1 September 2019 which makes it illegal for Landlords or letting agents to charge fees to tenants apart from a small number of exemptions that re referred to as Permitted Payments.

At any time you are interested in a property, just ask the branch staff about any fees which may be payable. Above is a list of our current fee scales.

All fees are non-refundable, however, if the application passes the credit check and the landlord declines to proceed, a full refund will be made.

We are required by law to carry out a Right to Rent check on all occupiers over the age of 18, irrespective of whether they are a tenant or a permitted occupier. This is entirely separate from tenant referencing and there is no charge for this. Your local branch will advise you as part of the application process.

Before your tenancy

To cover the added risk of property damage. This will be protected with your security deposit in government- authorised scheme and may be returned at the end of 
the tenancy.

During your tenancy

To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination

All rent due under the tenancy until the start date of the replacement tenancy. Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property. These costs will be no more than the maximum amount of rent outstanding on the tenancy. Please ask the branch for the landlord's re let costs which will be up to £474 inc of vat.
